Royal Garden Resort Homeowners Association
January 15, 2019
The regular meeting of theRoyal Garden Resort Homeowners Association was called to order at 1pm on January 15, 2019 in HOA office byPenny Canady.

Approval of Agenda
The agenda was unanimously approved as distributed.
Approval of Minutes
The minutes of the previous meeting were unanimously approved as distributed.
Roof leak and doors- Steve reported all was repaired and no new problems so far.
Parking decks- pressure wash scheduled for April, suggested paint short walls inside a different reflective light color. Lights in garage to be replaced with LED bulbs. Steve looking into a digital timer for lights.
Building repairs- painting of ceilings and walls on walk ways almost done
Storage areas almost cleaned out
New pool chemical supply room complete
New maintenance area and office almost complete
Indoor pool- heater in spa replaced, dehumidifier repaired
Outdoor showers done
Chiller shut down for repairs 2-4 weeks
Phone system room complete, system moved January 18,2019
Storage closet lease for cable $250-month, Master deed easement may cover. Attorney looking at master deed.
One source is to be contacted by HOA office only for work
Send letter to Calvin about stored items to be removed from HOA property
Indoor pool bathrooms remodeled
Maintenance to repair concrete pop outs on baloneys
Contractor to repair pop out on rest of building
Replaced tower light
New mail boxes installed on 1st floor, more to be installed
New pet waste stations
Master key update- letter to homeowner and work schedules for February 27 – March 4. Any repair cost will be homeowner expense. Each unit will get 2 deadbolt keys and 2 doorknob keys.
Security cameras- tabled for now
Company truck- tabled for now
Vending machines- Letter to Calvin to remove his vending machines. HOA to get vending machines and a company to handle. Harold made motion, Judy 2nd all agreed
Elevators- about 5yrs controllers need to be replaced each 150-175 thousand per car. Need surge protectors on controllers. Need one elevator connected to back up generator. Discussed purchase a spare drive to keep on hand, Harold made motion, Judy 2nd all agreed.
Facebook page- will be doing a HOA website instead of a Facebook page. Shelia to work on project.
Removal of Sea Breeze signs- table for now
Delinquencies and late charges-each board member was given a list of delinquencies, late fees will be changed next year 2020 to follow master deed guide lines.
Indoor pool water temperature was handled by a letter from Steve
Reserve account to be opened at Conway National Bank
Utilities for C-2 – master deed rules, attorney is checking
Building insurance- 30 million on building, renew on May 8th. Steve to prices check other companies.
Pool deck color to change to touch of sand. Judy made motion, Shelia 2nd all agree
Hurricane shutters install inside unit, no on the outside
Fire alarm system need upgrade Starlife Safety to install. $42,700 Judy made motion, Wayne 2nd all agree
HOA employees not to work on private units during working hours.
Master key for all maintenance areas, all keys are same
Install new ATM machine
Rearrange picknick tables, purchase new umbrellas
New outdoor grills with covers
C-3 unit is for sale (bar)
Meeting was adjourned at 3pm by Penny Canady. The next general meeting will be at 1pm on February 28,2019, in HOA office.
